Since 1st July 2019, it is compulsory for all rental homes to have ceiling and underfloor insulation installed to comply with local regulations and installed to standard NZS 4246.
TIMELINE FOR THE IMPLEMENTATION OF THE HEALTHY HOMES STANDARD
Rental property insulation: complying with the tenancy law changes
Since insulation became compulsory in all rental homes under the Residential Tenancies Regulations 2016, new requirements have come into effect with the launch of the healthy homes standard on 1st July 2021. The new healthy homes insulation standard has increased the minimum standard for existing insulation that is consistent with the Building Code 2008.
The standard requires ceiling insulation to be in a good condition and must now be at least 120mm thick. The standard also requires underfloor insulation to be in good condition and have a minimum R-value of R1.3.
There are some exemptions to the insulation standard:1. Access Areas that inaccessible to insulate. 2. Certain underfloor insulation Existing underfloor insulation that is in reasonable condition. 3. Habitable Spaces Ceilings or floors where there are other habitable spaces directly above or below. |
